Spray Foam Roof Inspection

Independent inspection and advice where spray foam insulation has been installed or removed

Spray polyurethane foam applied to the underside of a roof can affect the inspection, ventilation and future repair of the roof structure. It may also cause difficulties during a sale or remortgage because some lenders and valuers require further information before accepting a property as security.

An independent inspection can help establish the apparent type, location and extent of the installation and identify visible concerns requiring further investigation.

The inspection may consider:

• The apparent extent of the spray foam
• Whether it is open-cell or closed-cell, where reasonably identifiable
• Its relationship with the roof covering and underlay
• Whether roof timbers remain visible and accessible
• Visible ventilation arrangements
• Signs of staining, condensation or timber deterioration
• Evidence and apparent quality of previous removal work
• Areas where residual foam remains attached to the structure
• Whether further specialist investigation is advisable

Following spray foam removal

Removal does not automatically confirm that the roof is free from risk. Foam may remain within concealed junctions, around fixings or on the surfaces of the roof timbers. Removal work can also damage an existing roof underlay or make future roof repairs necessary.

The inspection will record the visible condition at the time of the visit and identify any further evidence or specialist assessment that may be required.

The report cannot guarantee mortgageability or confirm that a particular lender will accept the property. Lending decisions remain subject to the individual lender’s policy and the advice of its valuer.

Where timber condition cannot be adequately established visually, further investigation by a competent timber specialist may be recommended.
