RICS Level 3 Building Survey
A comprehensive survey for older, altered or more complex properties
A Level 3 Building Survey is the most comprehensive type of residential survey and is intended to provide a detailed understanding of a property’s construction, condition and repair requirements.
It is particularly suitable for older properties, listed buildings, extensively altered homes, non-standard construction and properties that appear to require significant maintenance or repairs.
A genuinely bespoke report
Every Building Survey is written specifically for the property inspected. The report does not rely on traffic-light ratings or generic descriptions.
Where defects are identified, the report explains:
• The nature and extent of the problem
• The probable cause
• The consequences of leaving it unresolved
• The investigations or repairs required
• The appropriate contractor or specialist
• The relative priority of the work
Practical timescales are provided so that you can distinguish between matters requiring immediate attention and those that can form part of planned maintenance.
What is inspected?
The accessible internal and external elements of the property are inspected, including:
• Roof coverings, chimneys and rainwater goods
• External walls, render and pointing
• Windows and external doors
• Roof spaces and visible structural timbers
• Internal walls, ceilings and floors
• Cellars, basements and subfloor areas where accessible
• Visible drainage installations
• Accessible parts of the services
• Garages, permanent outbuildings and external areas
High-level inspection
Camera poles and, where appropriate and subject to suitable conditions and restrictions, drone equipment may be used to improve the inspection of roofs, chimneys and other areas that cannot be seen clearly from ground level.
There is no additional charge for this where its use is considered appropriate.
Repair costs and post-report support
Where reasonably possible, indicative repair-cost guidance is included to help you understand the likely financial implications of the findings.
You will also have direct access to your surveyor after receiving the report, allowing you to discuss the findings, priorities and possible next steps before making a final decision.
